Real Estate Agents, thank you for showing interest in our listing! In order to have a successful offer submitted on our listings please read and follow the instructions below. This was created to set expectations upfront, helping all parties understand what we will need throughout our transactions; it helps cut down on multiple counter offers.

We update the status of our listings on a daily basis, if the status is active pay attention to the show instructions located in the agent remarks. If the property is pending accepting back up offers give us a call before you make arrangements to show, we may have enough back up offers at that point.   

Make sure your contracts are legible, signed, initialed and dated by all parties before you present us with your offer. If you have emailed an offer please call to make sure we have received it, some offers have gone to our spam.  

We pride ourselves on responding quickly to all offers. If your offer is accepted we expect to have an open line of communication with you and your buyer’s lender. You’ll get what you need from us in a timely manner; we expect the same from you we do not need to chase you down for documents. Lag time extends the close time, with short sales time is of the essence, it could jeopardize a transaction.  

When you submit an offer for a standard sale or short sale listing the following items must be included, no exceptions:  

  • Buyers approval letter.   
  • FICO scores.
  • Buyers proof of funds.  
  • Submitting for a LLC or Corporation attach Articles of Incorporation and Operating Agreement. 

Some seller(s) may request that your buyer cross qualify with a local lender.

If you're submitting an offer on a short sale the following conditions will be incorporated into the purchase agreement: 

  • Contracts must be ratified with wet signatures and initials, no DocuSigned contracts will be accepted.
  • Offers shall include CAR forms SSIA, Short Sale Information And Advisory and SSA, Short Sale Addendum. 
  • Buyer shall deposit $1000.00 as an earnest money deposit into escrow within 3 days of seller(s) of records acceptance. Buyer shall deposit remaining balance 3 days after receiving the the short sale approval letter from seller's lender.
  • Buyer to conduct home inspection within 7 days of seller(s) of records acceptance. 
  • Property is sold as is, no repairs to be done or credit given. 
  • No termite report or repairs to be done or credit given.
