Real Estate Agents, thank you for showing interest in our listing! In order to have a successful offer submitted on our listings please read and follow the instructions below. This was created to set expectations upfront, helping all parties understand what we will need throughout our transactions; it helps cut down on multiple counter offers.
We update the status of our listings on a daily basis, if the status is active pay attention to the show instructions located in the agent remarks. If the property is pending accepting back up offers give us a call before you make arrangements to show, we may have enough back up offers at that point.
Make sure your contracts are legible, signed, initialed and dated by all parties before you present us with your offer. If you have emailed an offer please call to make sure we have received it, some offers have gone to our spam.
We pride ourselves on responding quickly to all offers. If your offer is accepted we expect to have an open line of communication with you and your buyer’s lender. You’ll get what you need from us in a timely manner; we expect the same from you we do not need to chase you down for documents. Lag time extends the close time, with short sales time is of the essence, it could jeopardize a transaction.
When you submit an offer for a standard sale or short sale listing the following items must be included, no exceptions:
