Are Zollow Zestimates Accurate? What's My Tampa Bay Home Worth?

To get an accurate picture of what your Tampa Bay home’s value is in today’s market, don’t allow a computer program to tell you what your home is worth.  We are talking about valuing possibly the most precious asset you own and it should be done by a professional!

FYI Zillow and Trulia are one company. These sites simply group recent sales data together by zip code, within a city they don't give you real values as to what your home may be worth. Zillow, in fact, has published the fact that their figures nationally have a 7.2% margin of error, and here locally in Tampa, that figure is closer to 14.6% inaccuracy.

Watch the below video it's the best I've found that explains to my clients how we can determine the value of their home.

How a Realtor uses Zillow as a starting point for valuing your home

What is My Home Worth

Always consult a professional to determine your home's value

Looking at a website online may seem like a quick way to determine the value of your home, however, our clients and associates often find those estimates to be inaccurate and contradictory.

Why?

Estimates are based on automated algorithms which only take into consideration a limited amount of information.

As a full time Real Estate Agent I have been living and breathing real estate in Tampa Bay. As a trained home valuation specialist I wealth of knowledge at my fingertips and consider many factors when assessing the value of your home.

I was trained to utilize Zillows Zestimate, the county tax records, the MLS data and to conduct a Comparative Market Analysis factoring the below listed items.

The home's upgrades and features

Current condition and maintenance

Insight from 200 professional full-time co-workers

Community changes and upcoming growth

Current local market trends

After conducting your research on Zillow go to:

www.WhatsMyTampaBayHomeWorth.com

Enter your address and the Local MLS will send you an email of what homes have recently sold for in your neighborhood. This is linked directly to the MLS data, which Zillow refuses to pay for.

For a complimentary professional valuation contact me at RiccoSellsHomes@gmail.com. I'll need to schedule an appointment to see the properties condition. It will take about 30 minutes to document all the upgrades and determine if there is deffered maitenance that will effect the homes value. Then I will need a little time to complete the Comparative Market Analysis in order to pinpoint the properties value and pricing strategy.

My consultations are free and provide a detailed and accurate determination of the true market value of your home. I do this in an effort to showcase my skillset, earn your trust and prove the value of doing business with me.
